These Terms and Conditions govern all bookings and stays with Jaki Properties. By making a booking or staying in one of our properties, you agree to comply with these terms.

Booking Terms

Booking Confirmation

Bookings are only confirmed once:

• Availability has been confirmed
• Required payment or deposit has been received
• Written confirmation has been issued by Jaki Properties

Jaki Properties reserves the right to decline any booking at its discretion.

Payment Terms

• Full payment or agreed deposit must be received prior to check-in unless otherwise agreed in writing.
• Failure to complete payment may result in cancellation of the booking.

Length of Stay

Bookings can be arranged for:

• Short-term stays
• Long-term contractor accommodation

Extensions to bookings are subject to availability.

Check-In and Check-Out

Check-In

• Check-in details and access instructions will be provided prior to arrival.
• Guests must provide accurate booking information before arrival.

Check-Out

• Guests must vacate the property by the agreed check-out time unless an extension has been approved.
• Late check-out may result in additional charges.

Guest Responsibilities

Property Care

Guests are responsible for:

• Keeping the property clean and tidy
• Reporting damages or maintenance issues promptly
• Leaving the property in a reasonable condition

Maximum Occupancy

Guests must not exceed the maximum number of occupants stated in the booking confirmation. Unauthorised additional guests may result in cancellation of the booking without refund.

Behaviour and Conduct

Guests must behave responsibly and respectfully towards neighbours and the property.

The following are strictly prohibited:

• Parties or events without permission
• Excessive noise or disturbance
• Illegal activities
• Smoking inside the property unless otherwise stated

Jaki Properties reserves the right to terminate stays if these conditions are breached.

Contractor Accommodation Terms

Business and Team Bookings

Contractor and business bookings must:

• Provide accurate guest numbers
• Follow property occupancy limits
• Ensure all team members comply with property rules

Use of Property

Properties must only be used for residential accommodation purposes unless agreed otherwise in writing.

Cancellations and Refunds

Guest Cancellations

Cancellation policies may vary depending on booking type and property. Details will be confirmed at the time of booking. Deposits or payments may be non-refundable depending on notice given.

Cancellation by Jaki Properties

Jaki Properties reserves the right to cancel bookings due to:

• Property damage or maintenance issues
• Safety concerns
• Unforeseen circumstances outside our control

Where possible, alternative accommodation or refunds may be offered.

Damages and Security

Damage Responsibility

Guests are responsible for any damage caused during their stay beyond normal wear and tear. Costs for repair or replacement may be charged to the lead booking guest.

Security Deposits

A security deposit may be required for certain bookings. This will be returned after property inspection if no damage is found.

Maintenance and Access

Jaki Properties reserves the right to access the property during stays for:

• Emergency repairs
• Maintenance
• Safety inspections

Reasonable notice will be provided where possible.

Liability

Personal Property

Jaki Properties is not responsible for loss, theft, or damage to guest belongings during the stay.

Injury or Accidents

Guests stay at the property at their own risk. Jaki Properties is not liable for injury, accidents, or loss unless caused by proven negligence.

Parking

Parking availability varies between properties. Guests must follow local parking regulations and use designated parking areas where provided.

Jaki Properties is not responsible for vehicle damage or theft.

Pets

Pet policies vary by property. Guests must obtain approval before bringing pets.

Additional cleaning or damage charges may apply.

Smoking Policy

Smoking is not permitted inside properties unless specifically stated. Additional cleaning charges may apply if smoking occurs inside.

Force Majeure

Jaki Properties shall not be held liable for failure to provide accommodation due to events beyond reasonable control, including but not limited to:

• Natural disasters
• Government restrictions
• Utility failures
• Emergencies

Changes to Terms and Conditions

Jaki Properties reserves the right to update these Terms and Conditions at any time. Updated versions will be posted on this page.

Governing Law

These Terms and Conditions are governed by the laws of England and Wales.
